LENA Construction was founded by Kevin Napoli in 2016 after nearly two decades in construction, development, and design management, the majority focused on multi-family, affordable housing. Knowing the complex challenges firsthand, he set out to create a more collaborative approach to a complex industry.
Our multi-disciplinary team has been assembled to meet the exacting demands of multi-family housing construction: a developer’s focus on budget and compliance, experience with residents and their needs, and a personal interest in community enhancement through the construction of quality housing and beautiful buildings.
We take pride in our strong working relationships with city, county, state and federal compliance and oversight agencies.
We have a strict internal practice to manage payment and performance compliance, protecting our owner and subcontracting partners from costly work interruptions and fines.

Steve is Vice President in charge of LENA’s rehab projects. Steve has been involved in real estate for over 20 years across many disciplines and often oversees the development of project scope, design, and budgets on behalf of owners prior to the start of construction. Steve holds a B.A. in Psychology from the University of Utah.

SUPERINTENDENT
Gilad is a Superintendent with experience in commercial and infrastructure projects in the city of LA on projects scaling from $30M to $700M. Gilad’s experience includes seismic retrofits, high-rise commercial construction, and light rail tunneling projects for LA Metro. Gilad holds a B.S. in Energy Engineering from Penn State University.

Kevin has overseen the construction and design of over 50 ground-up and rehabilitated projects as a contractor and developer in the last 25 years with a total cost in excess of $1.5BN. The majority of his work has been in multi-family affordable housing, demonstrating his experience with prevailing wage work, Fair Housing, and the most up-to-date accessibility and efficiency standards. Kevin holds a B.S. in Environmental Design from UC Berkeley and an MBA from the UCLA Anderson School of Management.

Eugene is a Project Manager with over 10 years of industry experience. He has worked for general contractors and developers and has experience in luxury high-rise housing, tenant improvements, education and lab facilities, and commercial repositioning. Eugene holds a B.A. in Business Administration from California State University, Northridge.
GREGORY A. PALM
SR. VICE PRESIDENT OF CONSTRUCTION
Greg has worked in construction for 38 years and has assumed every role in the industry from framer to superintendent, and from Chief Estimator to Vice President in charge of Estimating and Operations. Greg’s extensive project experience includes ground-up mixed-use/infill, institutional, major building rehabilitation projects, educational facilities, historic and seismic rehabilitation, and affordable and market-rate multifamily residential housing. Greg holds a B.A. in Business Administration from UC Santa Barbara.
TERESA ROBERSON
OPERATIONS MANAGER
Teresa has worked in construction development and real estate for 20 years. She has extensive experience in development accounting, property management and escrow. Teresa oversees daily operations for LENA Construction including new project closings and jobsite office management.

Felipe is an accomplished construction superintendent with over 25 years of experience on projects ranging from $100K to $50M. He has worked on the East and West Coasts and his range of experience includes hospitality and mixed-use, multi-family and stadium work, tenant improvement and commercial rehab. Felipe holds a B.A. in Finance and Accounting from Pace University.

Sam has worked in construction and development for over 10 years and has extensive experience in the rehabilitation and ground-up construction of multi-family affordable housing across Southern California. Sam holds a B.A. in Business Administration from Boston College and an MBA from USC.
