LENA Construction was founded by Kevin Napoli in 2016 after nearly two decades in construction, development, and design management, the majority focused on multi-family, affordable housing. Knowing the complex challenges firsthand, he set out to create a more collaborative approach to a complex industry.

Our multi-disciplinary team has been assembled to meet the exacting demands of multi-family housing construction: a developer’s focus on budget and compliance, experience with residents and their needs, and a personal interest in community enhancement through the construction of quality housing and beautiful buildings.

We take pride in our strong working relationships with city, county, state and federal compliance and oversight agencies.

We have a strict internal practice to manage payment and performance compliance, protecting our owner and subcontracting partners from costly work interruptions and fines.

We’re well versed in working to tight, tax-credit closing and completion deadlines.

We’re a fully bonded general contractor with capacity and rates that reflect our strong experience and track record.

Hailey is an Administrative Assistant who assists the Operations Manager and Compliance team. She holds a B.A. in Journalism from the University of Oregon.

BILLY BERMAN
SUPERINTENDENT

Billy is a Superintendent with over 20 years of concrete and rough carpentry experience. Billy began as a union carpenter and worked his way up to general foreman before eventually becoming a general construction superintendent. Billy’s experience includes ground-up, Type V and high-rise multi-family housing, parking structures and tunneling for the L.A. city Metro.

PROJECT ENGINEER

Adriana is a Project Engineer with experience in multi-family construction and as an owner’s representative in the public works sector. She holds a B.S. in Mechanical Engineering from California State University, Los Angeles.

PROJECT ENGINEER

Trung is a Project Engineer with experience in commercial, tilt-up, heavy-civil and multi-family construction. He holds a B.S in Civil Engineering from Cal Poly Pomona.

VICE PRESIDENT OF REHABS

Steve is Vice President in charge of LENA’s rehab projects. Steve has been involved in real estate for over 20 years across many disciplines and often oversees the development of project scope, design, and budgets on behalf of owners prior to the start of construction. Steve holds a B.A. in Psychology from the University of Utah.

PROJECT ENGINEER

Grant is a Project Engineer with experience in ground-up and prefab modular multi-family construction with a background in finance. He holds a B.A. in Finance from the University of San Diego and a Master’s Degree in Landscape Architecture from UC Berkeley.

Tadeh’s background and experience give him the unique ability to operate as both Superintendent and Project Manager depending on a project’s needs. He’s been working in various facets of construction and development for 10 years and holds a B.S. in Civil Engineering from Cal Poly Pomona.

SUPERINTENDENT

Gilad is a Superintendent with experience in commercial and infrastructure projects in the city of LA on projects scaling from $30M to $700M. Gilad’s experience includes seismic retrofits, high-rise commercial construction, and light rail tunneling projects for LA Metro. Gilad holds a B.S. in Energy Engineering from Penn State University.

Rachel is a Project Manager with experience in rehab, ground-up and prefab construction of multi-family, affordable housing. She has a background in consulting and valuation and holds a B.S. in Mechanical Engineering from Rice University.

KEVIN NAPOLI
PRESIDENT

Kevin has overseen the construction and design of over 50 ground-up and rehabilitated projects as a contractor and developer in the last 25 years with a total cost in excess of $1.5BN. The majority of his work has been in multi-family affordable housing, demonstrating his experience with prevailing wage work, Fair Housing, and the most up-to-date accessibility and efficiency standards. Kevin holds a B.S. in Environmental Design from UC Berkeley and an MBA from the UCLA Anderson School of Management.

PROJECT MANAGER

Eugene is a Project Manager with over 10 years of industry experience. He has worked for general contractors and developers and has experience in luxury high-rise housing, tenant improvements, education and lab facilities, and commercial repositioning. Eugene holds a B.A. in Business Administration from California State University, Northridge.

GREGORY A. PALM
SR. VICE PRESIDENT OF CONSTRUCTION

Greg has worked in construction for 38 years and has assumed every role in the industry from framer to superintendent, and from Chief Estimator to Vice President in charge of Estimating and Operations. Greg’s extensive project experience includes ground-up mixed-use/infill, institutional, major building rehabilitation projects, educational facilities, historic and seismic rehabilitation, and affordable and market-rate multifamily residential housing. Greg holds a B.A. in Business Administration from UC Santa Barbara.

Eric is an Assistant Superintendent who helps facilitate on-site operations and direct field staff. He has experience on multi-family residential ground-up projects and training in safety and team coordination with a background in leading teams on event rigging.

OPERATIONS MANAGER

Teresa has worked in construction development and real estate for 20 years. She has extensive experience in development accounting, property management and escrow. Teresa oversees daily operations for LENA Construction including new project closings and jobsite office management.

FELIPE RUEDA
SUPERINTENDENT

Felipe is an accomplished construction superintendent with over 25 years of experience on projects ranging from $100K to $50M. He has worked on the East and West Coasts and his range of experience includes hospitality and mixed-use, multi-family and stadium work, tenant improvement and commercial rehab. Felipe holds a B.A. in Finance and Accounting from Pace University.

Dennis is a Project Engineer who moved to the US from Hong Kong in 2011 to pursue an education in engineering. He holds a B.S. in Mechanical and Industrial Engineering from USC.

JIM WATSON
SUPERINTENDENT

Jim is a Construction Superintendent with 40 years of ground-up and rehab construction experience building large-scale, multi-family, affordable housing projects. Jim has focused experience in grading, underground utilities, concrete, and rough and finish carpentry. Jim has also served as a General Superintendent, overseeing multiple projects simultaneously while providing leadership and support to field management teams. Jim’s additional experience as an Owner’s Rep gives him insight into the interests of Owners, Architects and Consultants and helps ensure quality control.
